How I work:
When you decide to work with me as your agent I do not have you sign any buyers broker contract, but I do expect us to mutually agree that only I will represent you as your buyers agent. I work hard and spend a lot of time researching the market, writing contracts, showing properties, reviewing disclosures, and so on. I am not just a door opener and paper pusher. I like to build relationships with my buyers and I genuinely care about helping you maneuver through this crazy world of real estate. Imagine how I would feel after spending months working with you as a client, only to be informed that you found a home through another agent.
If you’re not quite ready to be tied down to a particular agent, it’s better not to engage one until you are ready. With that being said, it’s OK to look for agents even if you’re a year away from making a serious move into the market. As a buyer you might need data and advice as you prepare to enter into the market. Just be honest and let me know your situation. I will be happy to help you along the way and provide you with appropiate resources. Then when you are ready to make the move we will move forward with finding you that specific home.
I will never try to “sell” you on anything; a house will sell itself if priced right for the market and in good condition. I have a no pressure approach and I spend my time working with clients who want and appreciate my help, as opposed to hounding and chasing people who are just not ready! There must be a mutual understanding of what is expected from one another. It takes “two to tango” as they say and we work together as a team.
Why get pre-approved?
As a buyer it is a very important first step to speak with a trustworthy lender to see if you qualify financially. A pre- approval indicates that the lender has taken a close look into your financial history and has agreed to lend you a specific amount of money. This indicates to sellers that you are a serious home buyer! Getting pre-approved also shows me that you are motivated in finding and purchasing a home. With lender restrictions being so tight, you want to be absolutely sure you are comfortable with your monthly payments before you find that perfect home, not after. This is the first and most important step to purchasing a home!
Save you time and aggravation:
It makes good sense to have ONE Realtor you like and trust, representing YOU and looking out for your best interests? What I will do as YOUR agent is save you time and aggravation! I will assure you know of all available properties that fit your specific needs and budget so you will never miss that perfect property when it comes on the market. I will preview homes and take pictures or videos if you are not available to see it in person. I can show you any home listed on our multiple listing service, no matter who is the listing agent even if it’s new construction. I will negotiate the best price for your home using recent comparable sales within the last 3-6 months so you don’t over pay! I will explain, review and walk you through all the mounds of paperwork you will need to sign. You will be referred to my team of reputable professionals along the way. I am quite a stickler about open communication and keeping you in the loop so you will ALWAYS be well informed on what is going on with the transaction.
No cost to you:
The best news is that working with a buyer’s agent is no cost to you! The services and fees of a real estate agent are included in the total brokerage fee (commission) paid by the seller of the home. This includes the fees paid to an exclusive buyers agent! It’s important to remember that the listing agent is representing the seller’s best interests, and as a buyer you need your own agent representing your best interests! As your agent, I will begin spending a lot of time and energy on your behalf, to make sure everything goes along smoothly. Since I work entirely on commission all of the services I provide are uncompensated unless we have a successful closing. This in no way means that you are just a number, I strive to give my clients the highest level of service, professionalism and integrity, as my past and present clients will vouch for me.
