Now seems like the perfect time but you are wondering have we hit the bottom? It is almost impossible to predict and and you may miss that window of opportunity if you wait.</p>
<p>On the other-hand If you <a title="Working With Fountain Hills and Scottsdale Sellers" href="http://realestatefountainhills.com/working-with-sellers/" target="_blank">want to sell,</a> you might think it may be better to wait. Wait for what? You have to stop kidding yourself with thinking that your house is still worth more than it is.</p>
<p>Here are 3 useful tips if you are looking to sell now.</p>
<p>1. Listing prices are just that..an asking price. No one knows exactly what you home will sell for but a pretty good indication would be what similar homes in your area have actually sold for in the past three months. Even six months ago the market was totally different. If you want to be aggressive with your pricing ask 10% what comparable homes have sold for. That in turn may attract more interest and get multiple offers that could push the price up.</p>
<p>2. If you absolutely must move soon and your home isn&#8217;t selling, consider offering a rent-to-own option or a seller carry-back. This would be an option if you own your home free and clear. If you don&#8217;t need the money to buy another home this would provide more money in your pocket than keeping money in a savings account,</p>
<p>3. Throw in a bigger commission to real estate agents so they&#8217;ll show it more often. I only suggest this if there some quirk with your home that may be keeping buyers away but once they see how great your home is, this slight issue will be overlooked by other great features. However keep in mind if your home is overpriced this will mostly likely not get your home sold. Also advertise that you are motivated seller and you will look at all offers, but mean it if you say it&#8230;</p>
<p>There is no reason your home should not sell if it is priced right and in showing condition. If you are realistic on the value of your home, you will be moving in no time.</p>

			<content:encoded><![CDATA[<p>If you are in the market for a Fountain Hills home or considering refinancing your current <a title="How to Shop for a Mortgage for Your Scottsdale Home" href="http://realestatefountainhills.com/how-to-shop-for-a-mortgage-for-your-scottsdale-home/" target="_blank">mortgage,</a> you probably have heard about paying points on a loan. What are points and does it makes sense to buy them? </p>
<p>A point is 1% of the loan amount. So, one point on a $100,000 mortgage costs $1,000. For example, if you have a $100,000 mortgage and you buy two points, you will pay $2,000 for those points at closing. If buying the points lowers your payment $250 a month, you&#8217;ll need to stay in your house at least 16 months to break even (16 × 250 = 4000). In this example, after 16 months you&#8217;ll start making money. After several years, you would have saved money.</p>
<p>The advantage is you will get a lower rate and therefore a lower payment for the life of your loan. Also the points are usually tax deductible, but you should consult with your tax advisor to see if you qualify. The disadvantage of buying points are that you must stay in the home for a certain period before you &#8220;break even&#8221; on the transaction. If the home you&#8217;re buying is for the short term than it may not be such a good idea to buy points.</p>

<p><strong>Primary Home Inspection</strong></p>
<p>I can&#8217;t stress enough how important this step is to buying a home. You&#8217;ll want to have your future house thoroughly inspected by a professional home inspector. This detailed inspection of a property involves the inspection of the electrical system, plumbing, heating, foundation and structure, roof, and much more.</p>
<p><strong>Termite Inspection</strong></p>
<p>The purpose of the inspection is to check for the presence of<a title="Common Termites in Fountain Hills AZ" href="http://realestatefountainhills.com/common-termites-infountain-hills-az/" target="_blank"> termites </a>or other wood-destroying insects in a house.</p>
<p><strong>Well Water Inspections</strong></p>
<p>This varies on location, some properties may involve a well water inspection to check whether the water in the area is suitable for drinking.</p>

			<content:encoded><![CDATA[<p>Sometimes you have to move fast when purchasing a Fountain Hills home, the good homes can sell pretty quickly. If you live out of state that can be a problem. If you are planning a visit you probably already have been searching online for available homes for sale. You compiled a list of your favorites and slowly as the days go by they are falling off the list as they go under contract. Now you are wondering if there will be any good homes available when you arrive in Fountain Hills. Then you see your perfect home online..what do you do? Do you consider a purchase sight unseen?</p>
<p>Most  home buyers follow the typical steps when  buying a house: Search the interent and find homes that interest you. Call a Realtor and a visit the house to see what it looks like inside, put in an offer – and wait.  For some of us, though, the process may work a little differently. Visit the home online, call a Realtor, Realtor visits home and take more pictures and videos, consults with home buyer on the phone, buyer decided to write contract on a house, sight unseen – and then visit the house to see what it looks like. This untraditional way of buying a home isn&#8217;t for everyone but can actually work out  beautifully!</p>
<p>The first question home buyers usually ask in this situation is, will they lose their earnest money if they back out?</p>
<p>No, you have the 10 day inspection period from the date of acceptance to do your due diligence and perform a home inspection, termite inspection and any other inspections you may need. If during that time you are uncomfortable moving forward, you can cancel the contract.</p>
<p>What do you do when you see the  house and it  is not what you thought? Can you get out of the contract?  I make sure I have a written stipulation in the contract that the home sale is contingent upon buyers viewing property. This may or may not be agreeable with the sellers and a lot can depend on how hot the property is. </p>
