The rapidly rising prices are not having their usual effect – bringing out a lot more supply. We still have limited inventory which I think we will see for some time and we are also going into our summer months and sales will slow as it does every year. I always think it is  important to know the market trends if you are thinking of buying or selling a home.

Below is a chart showing the average price per sq ft of closed sales which has increased quite a bit over the month but not so much over the year.

What can you get for over a million dollars in Fountain Hills? Well that depends how far over the million dollar mark you want to go to. Single levels are very popular with buyers although we have the hills and with hills comes different elevations so you will find many homes built into the hillsides. It may not be as easy to find a home without stairs as you think. Most of the high-end luxury homes sit on elevations with captivating views and offer ensuite baths, media rooms, wine rooms, gourmet kitchens, negative edge pools and spa, outdoor kitchens and any other luxury item you can probably think of. Arriba Del lago

Fountain Hills is a great community no matter where you choose to live, but there are 6 communities that stand out in my mind as extremely popular and in high demand. If you see a home come up for sale in any of these places you better move quick because  it’s not often that these properties become available for purchase.

The community of Morningside patio homes are located right off Panoramic Dr and it’s only a 4 block walk to Fountain Park. Morningside offers approximately 125 single level homes, with 2-3 bedrooms, 2 car garages ranging in sq ft of 1100- 1800 with a community pool and spa. The homeowners take great pride in their community and are always friendly and inviting to new residents. The homes are priced starting in the mid $200,000′s and up.

Lakeside patio homes are located right off El Lago Blvd across the street from Fountain Park. There are approximately 57  homes with 2- 3 bedrooms floor plans, nice yards with front and side courtyards and a community pool and spa. The square footage runs between 1400- 1900 and the price for these homes start in the high $200,000′s.

Arriba Del Lago is directly across from the park to the east off Vista Del Lago Dr. This gated community is a quaint area offering only 41 one level, 2- 3 bedroom single family homes ranging in square footage of 1600 to approximately 2500 sq ft, a community pool and spa is included in the HOA fees. As the street winds up the hillside you can see the spectacular views of Fountain Park. The average home price starts in the $300,000 range.

Fountainhead luxury condos stand out not only for their excellent location but also because of the southwestern architecture. Located across from Fountain Park, these townhomes are mostly on one level but are either on the first or second floor. There are only a handful of units where no one is above you but those are a rare find as they don’t come up for sale often. Fountainhead condos range in size from 1600- 1900 sq ft and offer huge wrap around decks for taking in the fabulous fountain and mountain views. Prices start in the mid $300,000′s.

Diamante Del Lago is another community located near the fountain  and nestled high on the hilltop. There are two entrances, one is off Panoramic Dr and the other up on the ridge off  La Montana. Single family homes range in size from 1600 sq ft – 2200 sq ft, 2- 3 bedrooms with mountain views, community pool, spa and fitness center. Homes in this community start in the $500,000′s.

Alta Vista is a community of only 42 homes that sit high on the ridge,  which backs up to a wide open desert landscape. These gemini homes/townhomes have magnificent mountain views and are in high demand as they do not come available for sale often. The most recent sale occurred this month and went under contract in only 3 days at a sales price of $569,900. The 3 bedroom home was approximately 2285 sq ft. which equates to a sale price of $249 a square foot.

These are all very popular communities and available properties are far and few between. If you see something you like you better grab it quick!

Average price per square foot is still inching up in Fountain Hills. The lack of inventory and buyers quicky swooping up available properties is still the norm at the moment. Below you will find comparisons of the last couple years and where the price per sq ft is heading. This is the average annual price per sq ft for all home in all price points. Real estate is very fickle and changes daily so this is should only be used as a guide.

We’d all like to buy the perfect Fountain Hills home, unfortunately, it just doesn’t exist, even new homes have imperfections. That’s why it’s important to have your wish list in hand when looking for home. If you can get  90% of what you want I say, what are you waiting for!!!!

You’ll undoubtedly see good homes and bad homes. Some will WOW you with staging and some will be down right ugly. You have to make sure you can see past all that fluff and get down to the basics and ask yourself what does this home have to offer. Does the floor plan flow nicely? Are there views? How far is it away from your place of employment? What is the distance to your favorite restaurants? All these are important things to consider when buying a home.

What are you willing to compromise on becomes the big question? The common problem I see with buyers are they don’t know what they want other than the number of bedrooms and baths. They are focused more on the finishes of a house than location. Perhaps they are unrealistic on exactly what they can get for the money in Fountain Hills. Most everyone wants a house with a view but views don’t come cheap!

Getting what you want in a home is important but you have to know when to compromise. You can always change the paint, add granite counter tops, pull up carpet, etc., but you can’t change the location or the floor plan without a lot of work. If a home has that mountain or golf course view that you were looking for it may be worth taking a second look!

House hunting is all about getting a feel of a community and what is has to offer. Many buyers end up purchasing a home very different than what they had visioned. It make take weeks, months or even years but when you find that near perfect home, you’ll just know it’s right!

Fountain Hills Housing Market

The market remains dominated by a chronic supply shortage. The total number of active listings has declined and the shortage is more severe among the more affordable prices range. First time buyers are having a difficult time purchasing a home with the onset of  price increases and fewer properties available in their price range.

Investors have gone elsewhere since the bargains are gone only to be replaced by increased demand from owner occupied home-owners and second-home buyers. The demand is close to a normal level for market, it is the unusual lack of supply the dictates what will happen next.

There is far more supply available in the market over $800,000 and in the active adult communities but demand is increasing and home prices are also inching upwards.

Fountain Hills Luxury Homes

Do you own a home in FireRock Country Club in Fountain Hills, AZ? Fountain Hills luxury homes are finally seeing some movement after a slow 2012.

FireRock Country Club is Fountain Hills only private, gated golf community located in this small hillside community. Looking at the current statistics in FireRock the homes are up 21.5 % in value from the same time last year.

Days on Market have come down big time, the median sold days on market is at 53 down from a 477 days..huge difference
